Relaxing villa on a quiet bay
This is a great location as it is near town and grocery etc. The private little beach is a great way to take the paddle boards out and then snorkel the bay. We paddled them to the beach on the bay and then snorkeled from there. The villa is a great size for large groups with a big kitchen and large pool area. Beds are comfy and everything is updated. Its a quieter bay and the stargazing is fabulous at night. The management staff, Dave and Julie were great and incredibly responsive. Would definitely rent here again!

Absolutely Beautiful! From the moment we walked in the front door until the day we left. The house is updated and very roomy. If I could I would move right in. Marble kitchen , stone and marble spacious bathrooms with full amenities. It was like a fairytale to wake up with such a view out the back two balconies , sipping on coffee while laying in the hammock or simple sitting in there oversized chairs. We were a 16 minute drive to the most beautiful beaches I've ever seen. Restaurants are also about a 10 minute drive , we grilled out one night , played monopoly, sipped on wine , drank some local beer as we sat surrounded by a beautiful garden , such serenity. It's perfect for a work retreat or a family get together as the area is spacious enough to give people privacy if needed. #Stjohnvillaman..The gardens and house are by far a step up from the Westin Villas where we stayed last time. The pictures don't do justice , this Sweet Home is Gorgeous-Can't wait to return !

All I can say about Alexi's home is wow. This is one of the best Airbnb's and experiences I have ever had. I was there with my 8 best friend's for my bachelorette party and everything was perfect. The house is 100x's more beautiful and special than the photos. Each room has an en-suite bathroom. There is a gym, the kitchen is fully stocked with everything you could need - down to gorgeous plate ware. The fixtures, furnishings, bathroom products, towels, and beds are all top notch. And the view! Walking out onto the deck every morning was pure heaven. The house is super secure, private and very very spacious. The pool is small - but perfect for just floating around. The beach area is very charming - we didn't go in the water because of sea urchins and rocks - but it was stunning to look at and walk to. And the villa is close to town - which made everything convenient.
And Alexis made the whole weekend special for me by making sure the house was perfect for a bachelorette celebration. Her house manager Tanji was also phenomenal - so helpful and kind. I was I was still at Seagate villa right now!

I cannot say enough wonderful things about this property. The location is very close to Cruz Bay and only a few simple minutes away from the car ferry dock. The home is open, airy, and inviting. The two tables for dining and massive living room are the perfect setting for your family gathering. If traveling with a group of couples each room has its own full bath and comfortable beds, one of the rooms also features an outdoor shower which is a great touch in this island setting. The modern touches, perfect views, pool, and private pathway down to the beach are all reasons that we will return to this home in the future.

This house is INCREDIBLE! Everything from the beautiful interior, beyond comfortable beds, outdoor shower, cleanliness, stunning view, pool and beach access, grill, workout room, close proximity to Cruz Bay, quiet neighborhood, to the great communication with the host, the beauty and value of this house cannot be beat. This home is so beautiful. It has amazing views and access to a small rocky beach that my boys loved going down to and looking at the rocks. The kitchen is spacious and had all of the amenities needed in order to cook a real meal. We have been avoiding booking airbnbs lately because they are so expensive and there is so much you need to do in order to check out when you leave. The check out process here was so easy and we felt very calm on our last day. We had a very magical vacation.

This place was beautiful! Looks better than the pictures. Fantastic view of the water. We had a party of 8 and everyone had their own space. Lots of water toys and nice pool. Villa is gorgeous, clean and pristine. Tatiana was pleasant and informative. She met us at the dock and we followed her to the villa. We found a complimentary bottle of wine and charcuterie board upon our arrival which was awesome. The Seagate is not easy to find so she sent a pin for us to locate it. Pool was clean and perfect temp. There's a path to the Sea in front of house which we used every day along with the kayak and paddleboard. The house is quite spacious with modern furnishings and lighting. All beds were large and very comfortable. My teen granddaughters loved the bunk room and gym. There is space to congregate as a family and also space for privacy when needed. Kitchen is well stocked with whatever one might need to cook. The fridge stopped working and David was there immediately with a new one. Service is impeccable! Booked massages at the house. Went to different beach every day. Always been my favorite island and now my favorite villa. Will book again!

We had 10 people ages 5-73 for a beautiful week in St. John. The house is large with plenty of space to spread out. The house was as described and we all enjoyed plenty of time in the pool and relaxing on the decks.

This is an amazing home with all the amenities you could ask for! Very comfortable and cozy for a large space. We had five adults and six teens but never felt cramped or crowded. The view is unbeatable and it really is close to everything even though you have plenty of privacy. Hosts were very responsive and helpful. We hope to be back!

Perfect 1st Time USVI Stay
The property is more spacious and remarkable than the rental photos make it look. The outdoor living spaces, pool, 1 outdoor/bathroom shower, extra bedrooms downstairs, fully-stocked kitchen (we like to cook at home), and great communication with the hosts and even greeter upon arrival were all wonderful! Admittedly Chocolate Hole isn't the best swimming/snorkeling location, but that doesn't detract from what we all agreed was a 5-STAR stay. Highly recommend for a large family or group!

Seagate + Chocolate Hole = great family vacation!
We visit the USVI frequently, St John is our fav by far! This trip we brought our kids and a couple of significant others for a total of 7 vacationers. Our primary goal was getting myself and my daughter scuba certified...we met that goal. Secondary was to have a restful and relaxing vacation. Seagate on Chocolate Hole met that goal and more. The property is exactly as advertised and professionally managed. Our greeter was flexible and went above and beyond to make us comfortable with the house, property, and St John.
The house was perfect for my family of adult "kids". We weren't on top of one another but we're able to connect when we wanted. Loved the hammock, pool, and path to the water. Snorkeling in the cove is great for turtles, rays, and a variety of reef fish. Previous trips to chocolate hole also included small nurse and reef shark spottings.
Kitchen was well outfitted and the availability of beach chairs and SUP were nice. The driveway is not for the faint of heart to go up backwards, if you have 2 or more vehicles, make sure you allow for turning around one at a time, you can thank me later (completely doable to reverse up the driveway, btw, just need strong nerves �)

The home, grounds and view are beautiful - even better than the pictures. It was a real treat to have private access to Chocolate Hole bay for snorkeling, kayaking and paddle-boarding, as well as lounging around their small sandy beach area. Host (David) and greeter (Kelley) were available for every need and question and even gave extra assistance when we had car trouble. The welcome gift in the fridge was a really nice touch. House was spotless. Note that the kids' bedroom opens to the outside, on a different floor than main - this might be tough for parents with very little kids. We would love to some back to this fantastic property again if we can make it back to St. John.

The SeaGate is such a beautiful place to stay in St. John! We were able to follow the greeter to the home, which made it easy to find. The house was IMMACULATELY clean when we arrived. The view from the balcony was breathtaking, and we loved being able to walk down to the water.
Julie was very responsive and answered all of our questions. I appreciated her calling me beforehand so we were prepared for the tropical storm that passed through during our stay. We also learned that having backup power is essential for a trip to St. John during hurricane season. Half the island didn't have power during our time there, but we didn't lose it once thanks to the Tesla backup power.
The only thing I would note is that the room with the bunk beds is ONLY accessible from the outside (there's not access from the main floor, you have to go outside and downstairs.) This would be a cool option for teens but I didn't feel safe with my young kids staying in there alone.
Overall we had a great stay!

Beautiful home, great location
Had a great spring break with family at Villa Seagate. The house was beautiful and in a great location, secluded but convenient to town, groceries right on the turn off before going to the place, easy to access everything on the island from the house. Enjoyed evenings on the deck looking at the stars, and breakfasts with a view of the ocean. Had snorkels, fins, beach chairs, etc which was really nice. One note, you need water shoes to access the ocean off the property as there are urchins and the rocks are slippery. Would stay again!

Villa SeaGate
Picture perfect location. House has all the amenities including a Treadmill for those who like to mix in healthy exercise habits while on vacation. Pool was perfect for our family to enjoy as was the outdoor grill which we used a few times when we spent a day at the beach and didn't feel like going back out after coming back to the relaxing setting of the home. Awesome TV's in just about every room where the family could each retire an watch their preferred entertainment. We have been to many of the islands and stayed at some wonderful places however this destination now takes #1 for us. Would definitely try to stay here again the next time we have the opportunity!

Our stay was amazing and David, Julie, and Kelley were great to work with. The last day the water went out and David was there within 30 minutes to fix it. Kelley greeted us at Cruz Bay and even helped us transport our luggage to the house. She also set up a day trip to the BVIs which was amazing.This house was perfect for our group of 13 people. It's spread out perfectly for everyone to enjoy family time along with quiet time when needed.

SeaGate getaway
Our stay at SeaGate was exceptional. We very much enjoyed our stay and loved the amenities the residence offered, especially the pool, workout spaces and multiple decks with awesome vistas of Chocolate Hole and surrounding areas of St. John. Fully appointed kitchen allowed for us to bring a local chef in one night for a birthday dinner. Whatever minor issues that might have popped up, the property manager was on site within minutes to rectify the issues. We will certainly plan to come back to SeaGate again for another unforgettable stay!

Nice stay and location.
Overall we enjoyed our trip to St. John and our stay. The villa was very clean and the communication / check-in were all smooth. Great views from the upper level and a quick ride into Cruz Bay. Really great to have access to the water right from the house and the kids loved being in the pool all week. Having back-up power was fantastic as the island lost power on our last night but we didn't notice any interruption at all! The only note is that the bedroom layout isn't ideal if you have young kids. The bunk room that the kids wanted to sleep in is on the lower level and next to the gate to the pool area. The bunk room doesn't have an interior connection to any other room and the only other bedroom on the lower level is the smallest one. We had 3 kids under 8, so was a little nervous having the kids go outside each time they left the room. If the "kids" room is going to be downstairs and not connected, we would have felt better if there were door or pool alarms or a monitor to at least hear the kids at night. Shouldn't be an issue with older kids and they'd probably like the privacy.

Villa Seagate
Villa Seagate is a spectacular property. The house is big, plenty of natural light, high ceilings, modern and very clean. Well decorated. Fantastic kitchen! The view from the house is breathtaking. The beds are VERY comfortable. The owners, David and Julie, were always available for any questions or recommendations. Only a 5 minute drive to a well stocked gourment market and Cruz Bay. Highly recommend Villa Seagate and surely would return.

Great Location!
The interior of the house was spotless and very comfortable. The kitchen was well-stocked. The beds were comfortable as well as the linens. The house is located close to a great grocery store and gas stations as we heard were in short supply in some sections of the island. Rental car recommendation was spot on/ Check in with our Greeter was very nice.

Amazing stay!
This house was wonderful. The property managers, concierge and greeter were all incredibly helpful and made the stay seamless. The communication was great and our original nervousness around the kids bunk room having a separate entrance from the main house was very quickly addressed and it ended up working out perfectly for our group. This is an incredible home and well run rental, we will definitely come back and stay here again in the future!

Perfect stay in St. John
Loved the location of this property-easy to get into Cruz Bay for groceries, restaurants, etc. The view over Chocolate Hole is incredible. The property worked great for our family which included grandparents, parents and kids. The access to the "kids rooms" was via the outside so not sure I'd recommend it for younger kids, but our kids were between 10-15 and they were comfortable with that setup.

The house is spacious and the deck overlooking the ocean is just perfect. The ability to snorkel from the house is wonderful. Communication with property management was smooth. Highly recommend.

Villa Seagate is a beautiful, well furnished home and a great place to escape. Our family of 9 adults and a baby enjoyed the home and surroundings for 10 days. The kitchen was great and allowed us to make a complete Thanksgiving feast. Beds are extremely comfortable. Locations is private and peaceful but still close to shops, restaurants and beaches. Hosts are responsive. We particularly appreciated flexibility on our check in time.

Perfect Christmas Vacation
We were in a bit of a last minute emergency with a large group and so we contacted Dave at Carribean Soul and he responded right away. Fortunately Seagate was available and he helped us get in and situated within an hour! His kindness, helpfulness and service were so appreciated. This property is updated, spacious and has all the amenities needed for some respite in paradise. As a multi-generational family with several children, this was perfect! We enjoyed the amazing view, well equipped kitchen, en-suites in every bedroom, the awesome room with bunks and a king bed, sparkling pool, paddle boarding right in Chocolate Hole and the quick drive to town. Amazing stay at Villa Seagate. Our family of 11 stayed to celebrate my wife's 50th Birthday. We all fit perfectly and were very comfortable. Anything that we needed addressed during our stay and even prior were addressed promptly. The house and views are beautiful and very close to town. We would definitely return.

First of all, the views are outstanding however we did run into several issues. A couple of things they should tell you ahead of time- you must rent a jeep to get to the location, the water situation is pretty bad, and the beach is not for swimming or paddle boarding. We had issues from the beginning, the location is not findable. You will need someone to show you where the house is and even then driving down the driveway at night is very shocking.
We had no water from the beginning and had continual water issues the whole time we were there. My son who is mechanical had to restart the water pump every day and there was only enough hot water for one shower at a time. We had to wait 20 =30 mins in between showers. This was the most difficult issue of all, however the house has other mechanical issues too. I felt bad that I was constantly texting Dave about the issues and the water was not resolved wihin our week. For the price, I was expecting a turn key experience which is was not.

Thank you for writing a review! We really appreciate it. Yes the views from the house and deck are amazing! Im so glad you enjoyed them too! We are very sorry that the water pump was giving us issues while you were staying with us. They can be a little finicky sometimes but it was resolved when the plumber finally arrived and made some adjustments. I'm glad Dave was so responsive.
Our greeter informed me that you asked if you could have dinner in town which is about 8-10 minutes from the house before going to the house. Perhaps coming straight to the house before dark would have been better for you. Even with a greeter escorting you the neighborhood can be a little dark and very few streets are marked here on St. John.
As for the driveway, we have had several guests over the years and many use normal cars or jeeps to access the property with no problems, while i realize it is not perfectly flat but in no way is it dangerous or difficult to access the house.
While the shoreline and entry into the water is rocky, we have many guests who enjoyed paddleboarding and snorkeling there and report its some of the best sealife and coral that they see when visiting St. John. There is also a sand beach access to the water just a few yards down the shore.
You also mentioned the house having other issues which is not accurate. The house is inspected weekly by our staff and repairs are made as quickly as possible. Seagate is in wonderful condition.
I'm sorry about the water intermittent water issues during your stay. I hope you will return again in the future and see that it was a very isolated issue.

Perfect property for our group. 2 (of 5) bedrooms access from outside near pool deck. Initially thought that would be a detractor but does offer some privacy. Had power to run A/C even when grid was down for 2 days due to solar and battery backup. Kitchen had all the amenities we could have asked for including an ice machine. Coolers, snorkel gear, and beach chairs available for use. Could fit 3 jeeps in the driveway with small area to turn around, could fit more but would then need to back down the steep driveway (all roads steep in St. John). Pool perfect for kids.

Great location with the water access - was a highlight for our group of teenage boys. Our hosts were great when the a/c and ice maker didn't work, fixing the issues in a very timely manner. The house had everything that we needed and was spotless when we arrived. We loved the snorkeling in Waterlemon and the view and vibe at The Windmill Bar. We will be back!!!

We had an absolutely wonderful stay at Sea Gate and would return without hesitation. The house is truly spotless—I am very particular about cleanliness, and it exceeded my standards. The beds are incredibly comfortable, the outdoor furniture is great, and the views are exceptional. The location is ideal, with restaurants just a short drive away (though the East/North side is farther, it's worth it for great and close dinner options). The kitchen is beautifully stocked, making it a pleasure to eat in and host friends. The home is also well equipped for beach days with coolers, chairs, and snorkeling gear. The small private beach is peaceful (though not great for swimming), and the paddle boards are a great bonus. The gym is small but perfect with an amazing view. One note: two bedrooms are downstairs and require going outside—less ideal for little kids, but perfect for older kids who loved the privacy. The hosts were wonderfully helpful, and everything was seamless.
